Development Management
As your Development Manager, Kariba will oversee and manage the entire lifecycle of the development, from defining vision and strategy, to site sourcing, feasibility analysis, planning, approvals, and stakeholder engagement. We ensure that the development’s vision is upheld and returns are effectively managed through the lifecycle.
Project Management
Similar to the role of the Development Manger, Project Management focusses primarily on the delivery of the project. This will incude programme management, design management, cost and risk management, consultant and contractor procurement and delivery. All to ensure that the project is delivered on time, within budget, and to specification.
Superintendency
As Superintendent, Kariba will manage and administer the building contract, oversee the construction, and support the Principal in reviewing variations, claims and delays, ensuring the best possible outcome for the Principal during and post construction.
Retail Tenancy Coordination
Kariba will coordinate fit-out works to ensure timely delivery, tenant engagement, and market impact, whilst maximising returns, minimising risks where possible and enhancing tenant satisfaction to support long-term growth for both the tenant and Landlord.

Client Representation
Kariba provides project management-style services for lessees, tenants, and others needing support with design, construction, or any other requirements to get you up and trading. By also assisting with lease obligations, this service delivers valuable cost and time savings often overlooked.
Property Condition Reports
Kariba delivers clear, reliable asset condition reports that highlights the property’s condition, risks and maintenance needs, helping protect investments, reduce disputes, and support confident planning, leasing, or transactions. Tailored audits, such as equipment or furniture audits, can also be provided to meet specific client requirements.
Tenant Advocacy
Kariba represents tenants during lease negotiations, ensuring obligations around design, fit-out, maintenance, and future capital expenditure are clearly managed and in the tenant’s best interest.
